The HOA is currently managed by the Developer/Declarant team and will transition to homeowner governance once a majority of homesites have been sold.

Each homesite includes an approximately 1.5-acre designated build envelope, carefully sited to maximize views, privacy and topography.

Annual HOA dues are $1,200, supporting road maintenance, seasonal snow removal, and the ongoing care of shared and preserved areas throughout the community.

Pacific Cascade Heights was developed by a small group of local residents with a personal connection to the land.
 Every decision – from lot configuration to infrastructure – was guided by a single principle: leave the land better than it was found. Roads are limited. Density is retrained. Open space is prioritized. This is stewardship measured not in marketing language, but in outcomes that endure. Each lot is designed to maximize views of the Cascade mountains while maintaining privacy between neighbors with designated buildable areas. Almost all lots have views and a variety of topography that make each one unique. Some lots even have Swalley irrigation rights. The entire 250 acre development will offer horse/walking trails and has access to the Deschutes River Trail and Riley Ranch Nature Preserve.
